4. Where does the monthly cash flow come from?

Rent is not the amount you keep. First we deduct estimated annual running costs, then the interest on the borrowing you selected. Here is the calculation for your current settings.

Edit the annual rental income or annual running costs below to model another property. Changing the running-cost total adjusts the boiler and buildings-insurance allowances, while retaining your entered management and other-cost amounts.

This is a modelled figure before personal taxes and any costs not included in the assumptions. Property Kickstart has not confirmed individual mortgage terms.

What is the difference between a financing assumption and a risk?

Financing assumption: a working estimate used to calculate a potential outcome. Financing risk: actual mortgage terms or costs may differ, affecting how much money you need or how much income remains.

Our illustration assumesWhat could be different?
A mortgage could cover 75% of the asking price.A lender may offer only 60%, so you would need a larger deposit.
The mortgage rate is 6%.A rate of 8% would reduce monthly cash flow.
Interest-only borrowing is available.A repayment mortgage may require larger monthly payments.
Broker and arrangement fees match our estimates.Actual fees may be higher, increasing cash required.

An 8% scenario illustrates what could happen; it is not a prediction that rates will reach 8%.

Interest cover ratio
What is Interest Cover Ratio and why does it matter?
What is Interest Cover Ratio (ICR)? It compares the rent a property generates with its mortgage interest costs.
Why does it matter? Buy-to-let lenders use ICR to help assess whether the rental income can support the borrowing and how much they may lend.
What do lenders typically look for? Some UK buy-to-let lenders require rent covering at least 125% to 145% of assessed mortgage interest (equivalent to 1.25× to 1.45×). Some require more. For example, 2.0× means £2 in rent for every £1 of mortgage interest.
This is an illustrative ratio using your selected rate, not a lender affordability assessment. Lenders may test at a higher rate and apply other criteria.

The owner is responsible for boiler repairs and replacement and for buildings insurance. The allowances shown can be edited; actual charges may differ. Financed scenarios assume interest-only borrowing. The borrowing percentage and interest rate you choose are illustrations, not lending offers. ROI denominator includes deposit and PK acquisition allowances, including illustrative SDLT. Excludes tax, capital repayments, future appreciation and unmodelled liabilities.
